Let me first take the time to explain to you what is a CMA. The letters CMA stands for Comparative Market Analysis. The goal of a CMA is to identify in what price range you should list your home at the present time the CMA is done. A CMA is different than an appraisal. The appraisal actually gives you a dollar value of your home based on materials. The CMA use comparables, other homes in the same neighborhood, sold and for sale to determine what your home is worth compare to them. Some common factors that come into play in a CMA are the age of the home, the size of the lot, is there a basement, is it finished or not, garage, square footage of the main living area and more… Any Real Estate agent should be able to give you an idea of a competitive price with the criteria in the form below, but a good Real Estate agent will request to come see the inside of your home in order to get an accurate CMA.
