Most likely you will need some financing to purchase your new home. You will also need a down payment, usually 5% of the total of the value of the home you are buying. Depending on your financial situation and your credit history, other options may be available to you. Meeting with a mortgage broker should be your first step, whether you are a first-time home buyer or selling to buy a new home. The mortgage broker will be able to give you an idea of what amount you can qualify for. This will avoid many disappointments. If you prefer have a preview of these homes in the comfort of your home, I can email you new listings daily in your area of interest. Once you find a home of interest, we will set-up a viewing time. Once we have found your “next home”, we will write together an Agreement of Purchase and Sale. If your offer has been accepted, we then need to meet certain conditions which include a home inspection.
A home inspection is a protection for you to ensure that you are buying a house that is structurally sound, a house that does not hide bad surprise that could eventually cost you thousands and thousands of dollars. A home inspector will look at the structure of the house, insulation, roof, foundation, electrical and so much more. Some home inspectors can offer you a detail report within hours and you can access this report directly on the internet. The average home inspection usually cost between $300 & $400, depending on the square footage of the home it could be more. It is important that you choose a trustworthy inspector who is qualified for doing inspections. I have worked with the following home inspectors and I recommend their services. During the process, you will also have to choose a Lawyer with which you will sign many other papers, such as a deed transfer. You may have already a lawyer or one that looks after other matters for your family. It is best to use the same lawyer.
